The Firm
An investment and capital management firm.
Bay Delta Capital Partners partners with investors to identify, acquire, improve, and manage commercial real estate throughout California. We are not a brokerage. We commit our own capital, hold what we buy, and manage it with the discipline of an institution and the attention of an owner.
Our work begins with underwriting: understanding basis, tenancy, physical condition, and the economic logic of a location before value is assumed. From there, capital is allocated deliberately, structures are kept simple, and reporting is transparent by default.
The result is a portfolio built slowly, and relationships intended to outlast any single transaction.

Investment Philosophy
Seven principles that govern every decision.
They are deliberately unremarkable. Applied consistently over long periods, they are the difference between owning good assets and owning them well.
Long-term investing
We underwrite for decades, not quarters. Holding periods are measured against the durability of an asset, not the appetite of a cycle.
Capital preservation
The first responsibility of capital is to survive. Leverage, reserves, and basis are set so that patience is always an option.
Disciplined acquisitions
Most opportunities are declined. Those we pursue are supported by rent fundamentals, replacement cost, and a defensible entry basis.
Strong partnerships
We invest alongside our partners and communicate the same way in difficult quarters as we do in favorable ones.
Strategic value creation
Value is created through operations, repositioning, entitlement, and tenancy — not through assumptions applied to a spreadsheet.
Responsible stewardship
Our assets are part of the places people live and work. We improve them with the expectation of holding them for a long time.
Data-driven decisions
Demographics, logistics flows, absorption, and permit activity inform every thesis before conviction is committed to capital.
Discipline is the only edge that compounds.
